The maps illustrate the current layout of the Norbiton industrial area and the proposed future development.

4\. Chia BODY

BODY 1 – Hiện trạng (Now)

The maps show the current layout of the Norbiton industrial area and its planned redevelopment.

Overall, the area will be transformed from an industrial zone into a mixed-use residential and community area, with factories removed and new public facilities added, alongside improved transport links.

At present, several factories are concentrated around a central roundabout, mainly to the east, with additional industrial units to the northwest. A main road runs along the south, while a river borders the northern edge, separating the site from farmland.

In the proposed plan, all factories will be demolished and replaced by housing, particularly to the east and northeast of the roundabout. New amenities will be introduced, including shops to the southwest, a medical centre just south of the roundabout, a school to the east, and a playground nearby. The road system will also be upgraded, with an additional roundabout added to the south and a new road crossing the river to the north, improving connectivity with the surrounding area.
